“I reached out to Michael on a Friday afternoon going into a holiday weekend due to most likely needing his service to evict a tenant who was not complying with policies. I was pleasantly surprised when Michael called me after 5pm, listened to my story, provided clear guidance and told me what to expect when entering the eviction process. From the sounds of it, I knew the process was going to suck, but I felt like I would be in good hands with his guidance. On Sunday evening I received a call from my tenant saying they had vacated the property. I am grateful to not have to undergo the eviction process, but I definitely know who I will call if the need should arise again. I would highly recommend contacting Michael if you find yourself in need of a great eviction attorney as he told me he processes several cases per week, so I know he has a lot of experience and is dedicated to helping his clients.”

“Michael Dwan refused to introduce himself, give me info on my case being asked for, wouldn't give me specific court info regarding hearing. His signature response is pay me and stay away. When confronted. He walks away. I asked to be present for any agreements or discussion regarding my case. And said no. Then he refused to carry out his paid service and never attempted to settle. He prolonged my evictions costing me nearly 2 mths if not longer. He was tense, irritable, rude, and simple didn't care about anything but adjoining for another date. I dealt with many different kinds of lawyers in the past. Never, have I ever, had one steal money from a client and Jeopardize a case at the clients expense over his inability to communicate. When I met another person who dealt with him, they told me they had the same issue. My advice is don't go with the first 1 or 2 on Google. Most likely they pay to be on top because they are making money doing wasting our time and take clients money even when he doesn't follow through with a clear open and close case.”

“Hiring this eviction lawyer was a huge mistake. And seeing some of these other bad reviews he received, it seems many others agree with me. His communication is not just poor -- it's practically nonexistent. He outright refuses to respond to emails, texts, or even scheduled phone calls because he claims he "doesn't like being told what to do." Yes, you read that correctly -- a lawyer, hired to represent our case, refuses to answer questions or give updates because he finds it offensive to be held accountable. Any effort to check on the progress of the case was met with defensiveness, silence, or complete dismissal. He's hypersensitive to even the most basic client questions, and bizarrely suggested I should not tell him what to do when asking for updates. It's completely unprofessional and frankly absurd. He made it very clear he has "no boss" and doesn't appreciate clients asking for information -- despite the fact that he's being paid to do a job for us. It's unclear how he expects to run a client-based business with this kind of attitude. Avoid at all costs if you value communication, reliability, or basic professionalism. P.s you do work for someone - US. Your clients. If there's no client there is no you.”

“I first called Mr. Dwan to inquire about evicting a commercial tenant. The first couple times I called he was very helpful giving me assistance in evicting the tenant myself. Because of some problems that presented themselves I had to hire him to carry out some tasks I was not familiar with. We took the tenant to court and won the case with a judgement against him. I just checked the camera's, and they are in the process of moving out as I type. Mr. Dwan did a great job.”

“I had a very tricky case, one where New York State make this particular case difficult to navigate. Many law firms, even the bigger ones with the fancy high-rise offices, don't touch cases like mine, and if they did, those firms would charge thousands out the gate. Mike Dwan knew exactly how to handle the case and was upfront with us on the potential length as well as the costs. I could not have asked for better legal representation. On top of that, Mike also referred me to another knowledgeable lawyer similar to him regarding a different issue / practice, and that experience went smoothly. “As an attorney, Micheal Dwan should know the city limits from the property address and the zip code. He did not file the case in the correct jurisdiction . I am a client that gave him the address and zip code along with the copy of the lease and the name of the tenant. Micheal got paid for his services and I even paid him to hire the sheriff to evict the tenant. The sheriff department too, took the fees and never said that the property is not in their jurisdiction . When I asked the sheriff to come to the property and Evict the tenant, only then they told me that the property was not in their jurisdiction, and they can not do any think about it . The case has to be filed allover again. Micheal was supposed to file the case in Kenmore and not in Buffalo. or vise versa. Micheal refused to take responsibility for his work and he is redoing the work the proper way. He wasted 3 month of my time and his fees and the sheriff fees for this. Now I have to start all over again. His lack of knowledge and experience is going to cost me another three months of lost rent and another attorney and the sheriff department fees all over again . Hiring Micheal dwan was a big mistake. He doesn't know his job.”
